Owner Services
- Utilize established relationships with Tenants/Buyers
- Formulate and execute a marketing plan for the property
- Communicate with Owners as needed regarding important property issues.
- Market the property within the brokerage community
- Assist owner in the negotiation of contracts
- Keep owner abreast of changes or trends in the marketplace
- Provide owner with current comparable property information
- Prepare and monitor property’s operating budget
- Prepare monthly owners report which includes the following:
- Rent Roll
- Tenant Details
- Income Statements
- General Ledger Detail
- Trial Balance
- Accounts Receivable
- Negotiate contracts for Property Services and monitor performance thereof
- Assist in the protest of Ad Valorem Property Taxes
- Collect all Rent, CAM and any other sums due
- Assure compliance with all federal, state and local regulations or ordinances
- Oversee the construction of leasehold improvements and other capital expenditures to insure compliance
with building codes and property standards, and assure that property remains unencumbered.
