Owner Services

  • Utilize established relationships with Tenants/Buyers
  • Formulate and execute a marketing plan for the property
  • Communicate with Owners as needed regarding important property issues.
  • Market the property within the brokerage community
  • Assist owner in the negotiation of contracts
  • Keep owner abreast of changes or trends in the marketplace
  • Provide owner with current comparable property information
  • Prepare and monitor property’s operating budget
  • Prepare monthly owners report which includes the following:
    • Rent Roll
    • Tenant Details
    • Income Statements
    • General Ledger Detail
    • Trial Balance
    • Accounts Receivable
  • Negotiate contracts for Property Services and monitor performance thereof
  • Assist in the protest of Ad Valorem Property Taxes
  • Collect all Rent, CAM and any other sums due
  • Assure compliance with all federal, state and local regulations or ordinances
  • Oversee the construction of leasehold improvements and other capital expenditures to insure compliance
    with building codes and property standards, and assure that property remains unencumbered.
